This offer is conditional upon the Buyer(s) or their agent being able to arrange satisfactory financing within Five (5) business days (excluding Saturday, Sunday and Statutory Holidays) from the date of acceptance of this Offer. This condition is included for the benefit of the Buyer(s) and may be waived, at their sole option, by notice in writing to the Seller(s) or their Agent within the conditional period, failing which this Agreement shall become null and void and the Buyer's deposit shall be returned to them in full without interest or deductions. The Seller hereby acknowledges that it may be a requirement of the Buyer's lender to have an appraiser access the subject property prior to closing. The Seller covenants and agrees to provide access for such purposes. Access to the property shall be deemed to include the dwelling and any outbuildings, as may be required.

The Buyer has satisfied themselves with with the property and do not require an inspection condition for this offer.

This Offer is conditional upon the inspection of the subject property by a qualified home inspector at the Buyer's own expense, and the obtaining of a report satisfactory to the Buyer in the Buyer's sole and absolute discretion. Unless the Buyer gives notice in writing delivered to the Seller within Five (5) business days of acceptance of this Offer (excluding Saturday, Sunday and Statutory Holidays), that this condition is fulfilled, this Offer shall be null and void and the deposit shall be returned to the Buyer in full without deduction or interest. The Seller agrees to co-operate in providing access to the property for the purpose of this inspection. This condition is included for the sole benefit of the Buyer and may be waived at the Buyer's sole option by notice in writing to the Seller within the time period stated herein.
