We are pleased to present 80 m/l acres of farmland in Buena Vista County, Iowa located northwest of Marathon, Iowa along County Highway M54. The farm includes 73.4 FSA cropland acres with a CSR2 soil rating of 83.6. The cropland acres are designated NHEL with no conservation plan required. The balance of the tract is well-maintained grass waterways bordering the drainage ditch that runs through the farm. The tillable acres include highly productive Calco silty clay loam, Clarion loam, and Nicollet clay loam. The farm is located in Section 17 of Poland Township, in Buena Vista County, Iowa.

County Drainage Tile:
The farmland is situated within Drainage District 34, part of the Upper Open Ditch Segment, and Drainage District 198 on the East side of the farm. The County Drainage Tile on the farm consists of a 24" tile line running northwest across the property, which outlets water into the Open Drainage Ditch. Currently, access is not available for crossing the open drainage ditch to reach the western portion of the property. It is currently being accessed through the property to the south via their crossing, and there is no formal easement in place. We have talked to the county drainage engineer and a local contractor about the process and cost of getting a crossing installed. Please contact the listing agent for more information.
