Residence
The core of the house dates from 1896, but the interiors are thoroughly 21st century. Comfortable living spaces allow for indoor/outdoor living and enjoyment of the ponds and views. Ideal for family usage, there’s plenty of space to find a cozy nook or join in group activities.

Grounds
Evergreen Cottage has a stunning setting. The house is nestled in a private valley and surrounded by rolling hills that screen the property from neighbors. A large open lawn near the barn can easily be fenced for livestock to create a pasture of approximately 2 acres. Wooded hillsides could also be cleared for additional pasturage. There are two ponds on the property. A smaller pond of approximately 1/4 acre is sited above the house and is very private. Below the house and back lawns and gardens is a much larger pond of approximately 2 acres. This beautiful pond is shared with the neighboring property and offers space for fishing and boating. This pond is fed by a bold stream which flows along the back lawn. The open lawns leading from the property entrance to the house are planted with a variety conifers and other specimen trees and interspersed with shrubs and garden areas.

Telecom: Broadband internet is currently provided by Shentel DSL. Starlink and other high speed broadband options are also available. Cell service varies by location on the property but benefits from wifi calling within the house.

Location: Evergreen Cottage is located approximately 21 miles from Front Royal in the scenic Fort Valley inside the larger Shenandoah Valley. The property is approximately 91 miles from Washington, DC. Travel time to downtown DC is 1 Hour 45 minutes (in low traffic situations). Approximately 1 hour 20 minutes to Dulles International Airport.

Amenities: Fort Valley is known for its spectacular scenic beauty. Surrounded by the George Washington National Forest, there are numerous hiking trails, and fishing spots along Passage Creek. Venturing out of the valley to the nearby towns of Edinburgh, Woodstock, and Strassburgs are many restaurants, cafes, brew pubs, and shopping. Larger ‘big box’ and grocery shopping can be found in Luray or Front Royal.
