Open deer gun season began Saturday 19 October, and the area may have active hunters nearby. 5.24-acre lot with a cleared homesite area and private Ohoopee River waterfront, located at 400 Garden Rd, Collins, GA (Tattnall County Parcel # 007 106). The property is ready for someone wanting to live where outdoor recreation is right in their backyard. The homesite area is outside of the FEMA 100-year flood plain on the property end furthest away from river (no flood insurance should be required), has already been cleared and leveled, and electric utilities has recently been moved just down the dirt road for future access. The homesite passed both well and septic perc permitting tests in November of 2022 but are expired and will need to be reacquired by the new owners. There is no running water system on the property and would need installed. The dirt road is maintained by the county monthly. The property features a 288 square foot hunting "shabin" (shed/cabin) that's been walled with rough cut lumber and insulated, and recently outfitted with a woodburning stove.
