Sealed Bid Sale: Land, Timber, or Land&Timber

All BID(s) in hand will be opened.

You are invited to inspect, and submit sealed bids for the land, timber, or land&timber on the subject 41.18 deeded acres. In addition, .65 acres in two deeded easements(blue flagged) for ingress and egress to NC 33 (20'wide) and Adcock Farm Road (15' wide) convey. This is a ''Time to Simplify'' sale, period, end of story. Soils are say, 50% well drained, 40%moderately drained, and 10% poorly drained. The all wooded land is half former pasture with 20-25 years hardwood growth, and the other half is very nice, mature, well stocked, pine and hardwood timber. Recent 46 point 20 BAF inventory found the following TONS:
PINE-Prime 102, Ply 637, ChipNsaw 60, Pulp 365, HARDWOOD-White Oak-Prime 36 #2 8, Poplar 313, Red Oak 50, Gum 350, Misc. 115, Pulp 2163 and CYPRESS 25. Elevation drops 40' across the tract from east to west. Approximate boundary lines are flagged pink, irons found noted on sale map. WET PATHS MAY BE SLICK, 4WD recommended. At 1 pm Friday May 16, 2025 all bids in hand will be opened at the tract. 5% buyer deposit due at sale, closing within 30 days. Buyer will receive a General Warranty Deed, If timber sells separate, then the General Warranty Deed will be subject to a two year Timber Deed.
